We are actively involved in what happens at all of our rental properties .
We do not hand new tenants the keys and send them on their way.
We walk through the Property by-laws and provide all tenants with a proper induction at the site to which the property is located.
We are members of the Real Estate Institute of Queensland (REIQ) and are affiliated with the Onsite Manager. We are always up to date with legislation, the Real Estate market and trends.
Property inspections are carried out without fail every 3 months. There are no surprises. We inform you of all major maintenance issues that require attention to ensure your property is kept and maintained to a high standard. We provide future cost estimates for maintenance and repairs such as air-con, floor coverings, window furnishings etc.
We DO NOT give the keys out to your property to anyone unless prior approval is sought.
All maintenance issues reported by Tenants are inspected promptly by ourselves prior to any trades-person or contractor being engaged.
Small maintenance issues are addressed within 24 hours from when we receive the information e.g. plumbing issues, electrical faults and are either by ourselves or a licensed trades-person.
We source the products and materials for major maintenance such as electrical products (dishwashers, waste disposal units, air con units), soft furnishings (blinds, curtains, awnings), floor coverings (carpets, tiles, vinyl, wood). We provide you with the quote direct from the supplier to assess and approve before any work commences. We do not charge extras fees to do this. We have preferred Suppliers that provide us with competitive pricing.
Trades persons and Contractors are always pre-screened and are used on a regular basis. We check their work after completion on your behalf to make sure the work has been completed to a high standard and make sure if there are any issues they are addressed at that time with them.
We deal directly with the Body Corporate if and when required.
We manage utility bills, body corporate levies, rates and insurances on behalf of owners as required.
